MARK YOUR CALENDAR
Dear Breckenridge Owners: MARK YOUR CALENDARS!! - In addition to cooler temperatures, we have some exciting dates to look forward to this fall. FALL GARAGE SALE - Our annual fall garage sale is scheduled for Saturday, October 20th. This is a great opportunity for you to clean out your house and make room for those guests and relatives that will be visiting during the holidays. FALL POTLUCK - Last year we had a great turnout for our first Fall Potluck. This year, we are hoping it will be a little cooler and have scheduled our Fall Potluck for Saturday, November 3rd. We will pass out flyers with more information as the date approaches. LUMINARY WALK - It wouldn’t feel like the holidays without our Breckenridge Manor Luminary Walk. Our Luminary Walk is scheduled for Saturday, December 22nd. We will pass out bags, candles and an instruction sheet a few days prior to the event. HAPPY 4TH - Be Safe if Using Fireworks
Dear Owners: Hope you have a Wonderful and Happy 4th of July next week!!! FIRE DANGER REMINDER - Please be safe as you celebrate next week with fireworks. Many big pine trees are getting irrigation water, but are still very dry due to the lack of rain. As they say, "All it takes is a Spark". We sure do not need a fire in the common area or at anyone's home. The Town of Gilbert has a list of allowable and non-allowable fireworks. CC&R Update and Revisions - Committee Volunteers Requested
Greetings Breckenridge Manor Homeowners, We are beginning to review and revise our original Breckenridge Manor CC&Rs. Our CC&Rs were developed in the early 1980’s, they are in need of some updates to reflect new laws and remove any irrelevant information. The HOA Board is organizing a committee to assist in the initial review and revision of our existing CC&Rs. If you are interested in participating in this process, please contact Katie Ginder or Cindi Hosmer at: kginderbrm@hotmail.com or cindihosmer@cox.net by Friday, June 8th. Please note, once the revision process is complete and a final, revised CC&R document is generated, each Homeowner will be asked to review the revised document and provide their signature acknowledging their approval of the new CC&Rs. The revised CC&Rs will only be approved if at least 75% of Homeowners provide their signatures. Thank you in advance for your consideration, and patience, as we continue to improve our beautiful community!

5th Annual Movie Night
A great turnout for the communities 5th annual movie night! 70 people enjoyed the movie and had the chance to win amazing giveaways including, OSHO Brewery gift box, Jamba Juice mugs, Vita Products tree treatment, Jakes Unlimited family four pack and a free Tuft & Needle Mattress! Thank you to the Social Committee that put this all together. This years movie was Disney's Coco. A fun night for all that participated! Community Tree Treatment
Thank you to everyone who assisted with treating our trees this past weekend! We were able to treat all of the common area trees on Sunday and will not need to complete Phase 2 as originally planned. For any homeowner that assisted with treating our common area trees, Bill Ruth will be in touch with you regarding possible treatment of your own trees. Additionally, any homeowner that was planning on volunteering during Phase 2, Bill will honor you with a discounted rate to treat your own trees. Change in the Board Meeting day
The board changed the day of the board meetings from the first Tuesday of the month, to the first Wednesday of the month. The meetings will still be held at 6:00 pm at the Heywood office building. The next meeting is Wednesday, April 4th at 6:00 pm, at Heywood office building.

Community Document Update
The Board is working on updating the community documents. When the CC&Rs are updated it will require a vote of the owners to approve. This is still several months down the road, but the attorneys are currently working on it. Wanted to give you a heads up, as review and approval is needed from the majority of the owners.

Bulk Trash
Gilbert Bulk Trash pick up is the 4th Week of each month. Bulk trash can be put out no earlier than the weekend before.

Bulk Trash
It was noticed that a few Bulk Trash pick up piles have appeared in the streets. We are lucky that the Town of Gilbert offers this awesome service each month. One Problem, this is NOT the week of Bulk garbage pick up. Breckenridge Manor is in Zone D, which sharts the 4th Monday of each month. This month the week of bulk pickup starts Monday, Feb 25th, next week. Trash may be put out starting the Saturday before bulk pick up. Gilbert can come any day of bulk trash pick up. They ask for items to be out on the curb by 5:00 am Monday morning. Gilbert may change bulk trash pick up next year, but for this year, we will be the 4th full week of the month. If in doubt, prior to putting anything out for bulk pick up, check with the Town of Gilbert Website. They have the dates of pick up, helpful hints, and ways to get rid of things that Bulk pick up will not take. You can also find it quickly but Googling “Gilbert Bulk Trash Pickup”. Either way, you can find bulk trash pick up info quickly. No need to make a mistake by putting trash out too early. If you lease your unit, please make sure this information makes it to your tenants.
