If you are not still trying to germinate your winter lawn, and the lawn is up and looks good, it's time to cut back the watering. The landscapers recommend turning off the water on Tuesdays and Wednesdays starting this week so they can start mowing next week. The schedule should be set to water once a day for 5 minutes, 5 days a week.

Due to a very small number of RSVP’s, and the need to be fiscally responsible, the Board has decided to cancel the 2019 Breckenridge Manor Fall Festival. We hope that you will attend our next event, the Holiday Luminaries, on Saturday, December 14th.   Thank you for your support and understanding.

Comments and feedback were given on the updated CC&R's for the community at the last Board meeting. No additional feedback has been received. With no further feedback and suggested changes included in the document, the vote for approval to finalize is now needed. Attached is the ballot to return giving your consent and approval. It is requested that all owners vote by Monday, October 28th. There will be a regular Board meeting that evening and it is hoped that everything can be finalized at that time. You can return the ballot by regular mail, email, or fax. You can also hand it in person to a member of the Board if that is easier for you. The landscapers will start winter seeding October 9th. In order to prepare for this, please turn off your sprinklers\irrigation lines this week, to allow your lawn to dry out and get ready for scalping. (You can keep watering plants.) The Lawns are scheduled to be scalped October 2nd. Seeding will be done October 9th and then you will need to turn your sprinklers back on that evening. At that time, please set your sprinkler clocks to water 4 times a day for 3 minutes each time. (7:00 am, 11:00 am, 2:00 pm, 5:00 pm) This information is dependent on the weather and if it cooperates, but this is the schedule thus far.

The next board meeting is set for Wednesday, August 7th at 6:00pm at the Heywood Office Building. Please join us as the board will be reviewing the proposed changes to the CC&R's. Attached is an overview of the proposed changes to the CC&R's. Please let the board know of any concerns, changes, questions, etc. that you may have. You can send an email to info@heywoodmanagement.com, or attend the Board meeting and bring up any concerns in person.  The new documents are available for review under the governing documents tab below. A few updates: Landscaping This week, the landscapers cleaned up all yards and streets, but the yards were still wet in many areas from the overnight rain, so many of the yards were not able to be mowed this week.     Wall Painting Work Painters have been prepping, repairing and getting the walls ready for painting.  Primer is being applied today and looks reddish-brown. Weather permitting, the final coat of wall paint should start being applied tomorrow on Friday. Attached is a map showing the flow of the painting work. Owners that have irrigation against walls will be given a notice at their unit, prior to painting, so they can turn their sprinklers off on the day the wall by their home will be painted.

We wanted to let you know that the HOA will start painting the street monuments and the interior common area walls on Monday. This should not directly affect anyone but wanted to let you know so if you see workers in the community painting and repairing the walls, you know what they are up to. Attached is a map showing the areas the walls will be fixed and painted.

The next meeting of the Board will be this coming Wednesday, June the 5th.  The meeting will be at 6:00 pm at the Heywood Management offices, 42  S. Hamilton Place, Suite 101, Gilbert Arizona. Attached is the proposed agenda which is subject to change prior to the meeting.  

Time for spring cleaning & make some extra $$$ Community Garage Sale  Saturday, March 16th, 7am-2pm Reminder:  Uncontained Trash is the following week. Leftover items may be placed on the curb for the Town of Gilbert to pick up.

The Annual Meeting of owners for 2019 will be held March 6th.  The meeting will be at 6:00 pm at the Heywood Management Offices.  Meeting agenda and further information will be sent the first part of February. Reaching out to those that may be interested in serving on the Board.  Please find attached letter for more information regarding running for the Board. Thank you - Dave Heywood
